Chichester Estate Agent Celebrates Record Number of Houses to Rent


Our team’s hard work on some excellent houses to rent in Chichester has finally paid off. Hancock Lettings and Estate Agents celebrated a record number of properties rented recently in the area. To mark the occasion, the team headed to the Goodwood Estate near Chichester for an unforgettable outing. The Goodwood Estate is a famed spot for horseracing, motor racing, golf and appreciating works of art found on the property. Hancock and Partners’ Property Management Team on Smoke Alarm Campaign


According to Alarms4Life, people are four times more likely to die in house fires if they don’t have smoke alarms in place. Carbon monoxide poisoning is also a major threat since it kills an estimated 30-50 people each year in the UK. To reduce the risks and possible casualties due to these hazards, new safety laws have been implemented since the first of October 2015. Landlords are now required to fit their properties with smoke alarms on every floor and carbon monoxide alarms in properties, which have solid fuel. To do our part, Hancock and Partners’ property management team ran a promotion to offer all landlords in Chichester free installation of alarms during October. Prior to the implementation of the new safety laws, approximately 50 per cent of all properties managed by Hancock and Partners had already been fitted with smoke alarms. Once the new legislation was announced, our property management team in Chichester quickly took action.

House Sales Booming in Boxgrove for Hancock Lettings and Estate Agents


Over the course of recent weeks, Hancock Lettings and Estate Agents based in Chichester has been enjoying booming sales in neighbouring village Boxgrove. Hancock and Partners has only recently sold several properties in the Boxgrove area. Aside from the skills of our agents, one possible reason for this is the village’s appeal to buyers. Up to Eleven Buyers Chasing After Each Property for Sale in Chichester


The UK housing market appears to be hitting crunch time yet again. Although planning permission for 240,000 new homes was granted in 2014, the number of completed builds has fallen far short of that in recent years. The Property Shortage is Increasing According to the National Association of Estate Agents, “the situation has reached crisis point,” with first time buyers again losing out in a competitive market. Areas like West Sussex seem to bear this out, where 11 prospective buyers are chasing each property for sale in Chichester, attracting an average of 7.5 viewers per sale. There is obviously a big shortage of available properties, an average of just 38 properties are registered for sale with estate agents nationwide. The property shortage has been compounded by an increasing confidence in the UK economy, tempting more first time buyers, and people wishing to change properties.

More First Time Buyers Favour Semi-detached Houses for Sale over Flats


With UK property prices again on the increase, buying a first home is as difficult as it has ever been. With an industry based on supply and demand, fewer available properties and increasing numbers wanting to buy them, has fuelled a big increase in average house and flat prices. However, while one section chooses to downsize to release equity, moving from house to apartment, first time buyers are going the other way, bypassing flats and looking at greater numbers of semi-detached houses. A Growing Trend Flat buying has for years been the way many young couples have got a foot on the property ladder. Now, according to a Halifax Building Society survey, with flat prices having increased an average 60% over the last ten years, compared to all other residential property increasing by 38%, something with a garden is becoming an increasingly attractive prospect.

Any House for Sale Worth Up to £1m can soon be Handed Down without Inheritance Tax


Various houses for sale in and around Chichester and other neighbourhoods fetch varying prices, though a certain looming policy change looks to cater to a specific price-tied home buyer demographic. This change involves the increase of the inheritance tax (IHT) threshold to £500,000 per person, as announced by Chancellor George Osborne. This will soon allow owners of homes worth up to £1m to pass on their properties to their heirs without paying IHT at all, starting from April 2020. The announcement came on the heels of the initial plans revealed in the early days of July, when Chancellor Osborne was expected to raise the IHT threshold to £1m starting in 2017. In an interview with the BBC, Chancellor Osborne stated that the decision to remove family homes worth at least £1m from IHT alludes to the “basic human instinct to provide for children”.
