How our lovely Cathedral benefits property for sale in Chichester

Whilst any city by definition must boast a cathedral, there are few better than Chichester’s when it comes to the influence they exert on the city itself.

Any property for sale in Chichester will benefit from the charm and presence of its stately cathedral, and despite the city’s modest size it has a building of historic significance to be proud of. Recent research has shown that property within a 5 km radius of a cathedral will command a premium over surrounding areas and taking a look at Chichester’s famous landmark, it’s easy to see why.

Retirement living trend is opportunity for Chichester estate agents

You don’t have to have to read the papers or watch television for too long to be reminded of the changing demographic of Britain’s population. The benefits of rapid advances in medicine and the surge in the birth rate at the end of the war mean that Britain’s baby boomers are now moving into retirement, and that brings both opportunities and problems.

How to Add More Value and Appeal to Houses for Sale in Chichester

When you're considering doing up your house or changing the décor, you need to consider whether your plans meet your family's needs. You might long for an en-suite bathroom, but really need an extra bedroom to accommodate your growing family. You also have to bear in mind your budget. But there's one other important factor that you should always bear in mind: whether your changes will add value to your home and improve its appeal to buyers looking at property for sale in Chichester. This is important even if you've no intention of putting your home on the market in the near future; plans can change and you might need to move away for work or family reasons. One of the most sensible ways to add value to your home is by adding space. Property expert Phil Spencer believes that a loft conversion can add £40,000 to the value of a home, although this may depend on the area you live in.

Letting Agents Offer Advice to Landlords on Right to Rent Legislation

The Right to Rent Legislation officially took effect on February 1st 2016 for all landlords in England. This means that landlords and letting agents in the area need to conduct checks in relation to renewal of tenancy agreements. Hancock Lettings and Estate Agents is ready to provide assistance to landlords in Chichester and the surrounding areas in this matter. Contact us on 01243 531155 and ask for Samantha Flint, the associate partner at our agency for advice on Right to Rent. According to the Right to Rent Legislation, landlords and Chichester letting agents will need to check the immigration status of prospective tenants before the tenancy commences. This is not only for shorthold tenancies, rather it applies to all residential tenancies with some limited exemptions for halls of residence, social housing etc.

Letting Agents Help Ease Effects of Buy-to-Let Tax Changes

Proposals by the UK government to deny private landlords tax relief on their buy-to-let mortgages have brought together property owners in the country to mount a legal challenge. Steve Bolton and Chris Cooper are two private investors who are at the forefront of the campaign. They used the Crowd Justice website to set up a page for crowdfunding for the challenge. The endeavour began on 26th Dec 2015 and by January 1st had raised £42,000. The target for the funding was 50,000. The Challenge The money from the crowdfunding is meant to fund a judicial review process of the new proposals by Chancellor George Osborne on property tax charges. A judicial review means that there will be legal procedures to analyse the legislation and the submission for this particular one by 17th February.

Planning to Move Soon? Why Houses for Sale in Chichester Are in Demand

At the end of 2015, the property market had experienced a fall in new listings, with only a couple of cities proving to be the exception. One of these was Chichester, which continues to be in demand among buyers, renters, and investors. This compact city has always been popular thanks to its proximity to the coast, stunning countryside, and attractive architecture. However, as it is too far from London for most commuters, it has avoided becoming part of the commuter belt, meaning that it has also avoided the rapid price rises that have made the capital unaffordable for many buyers and renters. Accessibility to London So why are more people looking for property to rent in Chichester? One answer is that the rail links are good enough to allow some commuters to work in London for part of the week, and working from home the remaining days.

Letting Agents Doubt that Buy-to-Let Restrictions will Push Rents Up

Estate experts forecast that increasing numbers of buy-to-let landlords will be rushing property purchases through prior to the April 2016 deadline for stamp duty hikes bought in by the Chancellor. Many pundits feel that the three percent rise in stamp duty is likely to bring down the prices of property while also pushing rents up. The Institute for Fiscal Studies has condemned the move, saying it will depress property prices over the long term while forcing higher rents on tenants as landlords strive to recoup their costs. The Institute estimate that up to 50,000 buy-to-let purchases will take place before the April deadline, although insiders say that there seem to be several ways to get around the stamp duty issue.

Chichester Estate Agents Say Winter Shows the Best Property Bargains

For many the beginning of a new year is the cue for a new start. If not a whole new start, then maybe a change of scenery will do. Spring is traditionally seen as the time most people put their property on the market. After all, it’s the time most people considering a move begin looking for a new home. Christmas and New Year celebrations are behind them, credit card debt reduced, and other considerations and aspirations can come to the fore. Selling Property Earlier While there may well be greater numbers of potential buyers around through spring and summer, there are also a far larger number of properties to choose from. Putting your property on the market in January not only gets you into the market place early, but you are competing with far fewer properties and dealing with more serious buyers.

Choosing A Good Property for Sale? Go and Look For A Flat Instead

House hunting, as we all know, can be a bit of a rollercoaster ride. The initial excitement that comes from looking for a new house can leach away in a succession of viewings and if the search goes on long enough you may even end up settling for second best. With that in mind many buyers are going down the flat route instead. The Popularity of Flats Despite doubts voiced in the the noughties that there was a potential over supply of inner city apartments overhanging the market, their attractiveness to first time buyers has ensured that they outperformed all other property types over the last decade, narrowly beating semi-detached properties into second place.

Surging House Prices: Is Now the Right Time To Look for Houses for Sale?

When a country’s economy improves, one of the obvious effects is the demand for better housing and property. Based on the law of supply and demand, the increased desire for these properties, which are in low supply in most parts of the UK, can drive prices up. This is also the expectation in the next 4 to 5 years when it comes to houses for sale in Chichester. Why Chichester? Whilst Chichester might not be London, it is considered to be one of the top choices when looking for houses for sale due to the variety of its local attractions. While property prices in Chichester tend to be at a premium, the projected regular increases over the coming years have given many people a reason to think that now may be the best time to start looking for properties in the area.

It looks like Winter is finally here: Tips on How to Take Better Care of Your Property

Properties need more than just a few buffs and wipes here and there, especially during the winter months. While property managers in Chichester can take care of some of the small repairs, you would also need to do your homework and ensure that everything is as it should be when the cold weather sets in. Before The Winter Months Long before the air gets chilly, you need to make sure that you have already checked your property over thoroughly. Pay special attention to the pipes, heaters, gutters, and roof of your property. While you’re at it, make an effort to check if your doors and windows can still be closed properly. Schedule any maintenance work early so that your property is structurally sound regardless of the worst that the weather can throw at it. Aside from checking the interior of your property, it is also recommended that you take a good look at paths etc. to clear them ahead of a potential freeze.

Why Finding the Right Letting Agent is Important For Tenants

Gone are the days when you have to scour the yellow pages for the right letting agent in Chichester. With the advancement of technology, everything is right at your fingertips if you know how to use it. As a good rule of thumb, letting agents who answer within 24 hours of an enquiry is a good sign. A quick response rate says a lot about the likely relationship. Before you dive in and start looking for a letting agent, however, you need to understand the role that they play first. Simply put, a letting agent is a coordinator between the tenant and the landlord. This is particularly the case if the landlord happens to own several properties or is too busy to manage their property themselves.
